Cost is the first question on every homeowner's mind — and it should be. Spray foam insulation is a meaningful investment, and you deserve straight numbers, not vague promises. Here's an honest breakdown of what spray foam insulation actually costs in South Texas, what drives the price up or down, and how to know you're getting a fair quote.
The Basic Numbers: Price Per Square Foot
Spray foam is typically priced one of two ways: per square foot of coverage area at a given thickness, or per 'board foot' (one square foot at one inch thick). In South Texas, here's what we see across the market:
Open Cell Spray Foam: $0.50 to $1.50 per square foot installed, depending on thickness. Open cell expands dramatically, so a single application can fill a full wall or rafter cavity. Most attic jobs use 5.5 to 7 inches for R-20 to R-26.
Closed Cell Spray Foam: $1.00 to $2.50 per square foot installed. Closed cell is denser and uses more material per inch, but delivers roughly double the R-value. Two inches gives you about R-13; three inches gets you to R-19.5.
On a board-foot basis, expect roughly $0.50 to $1.50 per board foot depending on the foam type, the supplier's material costs, and job complexity.
What a Real Project Costs
Square-foot pricing is useful, but most homeowners want to know the total. Here are realistic ranges for common South Texas projects:
Residential attic (1,500–2,000 sq ft of roof deck): $3,000 to $6,500 depending on foam type and thickness. This is our most common job, and it's where most homeowners see the fastest payback.
Whole-home walls plus attic (2,000 sq ft home): $8,000 to $15,000 for comprehensive coverage. New construction is typically at the lower end because there's no old insulation to remove.
Metal building or barndominium (40x60): $7,500 to $15,000 depending on whether you're insulating the roof only or the full envelope.
Crawl space encapsulation: $2,500 to $6,000 depending on square footage and access.
What Moves the Price Up
Thickness required. Higher R-value targets mean more material. A home aiming for R-38 in the attic will cost more than one targeting R-22.
Old insulation removal. If existing fiberglass or cellulose must be removed before spraying, that adds labor and disposal costs — typically $1 to $2 per square foot on top of the spray foam itself.
Access difficulty. Tight crawl spaces, low-pitch attics, and buildings packed with stored equipment all slow down the crew and increase labor time.
Travel distance. Jobs far outside our core South Texas service area may carry a mobilization fee, though we waive it for most jobs in Atascosa, Wilson, Medina, Frio, and McMullen counties.
What Moves the Price Down
New construction. Empty studs and rafters are fast to spray. No removal, no masking around finished surfaces, no obstacles.
Larger projects. The bigger the job, the lower the per-square-foot cost. Mobilizing the rig and crew is a fixed cost, so spreading it over more square footage improves your rate.
Combining services. If you're insulating a metal building and coating its roof, or doing walls and attic together, bundling saves on setup and travel.
How to Spot a Bad Quote
A quote that's dramatically lower than everyone else's usually means one of three things: thinner application than specified, lower-quality off-brand chemicals, or a crew cutting corners on prep and safety. Spray foam is a chemistry-dependent product — the mix ratio, temperature, and application technique all affect performance. A bargain job that under-delivers on R-value isn't a bargain at all.
Always get the quote in writing, confirm the foam type (open or closed cell), the target thickness, and the total coverage area. A reputable contractor will put all of it on paper before any work begins.
